The short answer
Declutter every surface, turn on every light, open the blinds, hide cars, bins and hoses, and make beds tight with neutral linens. Most of a great listing photo is done before I arrive, so share this checklist with your sellers a few days before the shoot.
Whole house
- Turn on all lights and replace burnt-out bulbs
- Open blinds and curtains
- Turn off ceiling fans and TVs
- Remove personal photos, mail, medication and valuables
- Put away pet beds, bowls and litter boxes
Kitchen
- Clear the counters except one or two decor pieces
- Remove magnets and papers from the fridge
- Hide dish soap, sponges and towels
Bathrooms
- Clear the counters and remove toiletries from the shower
- Put the toilet seat down
- Hang matching fresh towels or none
Bedrooms
- Make the beds tight with neutral bedding
- Clear the nightstands
- Put clothes and laundry away
Exterior (and for drone)
- Move cars off the driveway and the street in front
- Hide garbage and recycling bins and hoses
- Mow, sweep and tidy the patio furniture
- Uncover the pool and hot tub, and turn on any water features
On shoot day
Sellers don't need to be there, and lockbox access works. If they're home, staying in one room or stepping out keeps things moving. Photos are delivered within 24 hours, iGUIDE tours within 48 hours, and video within 72–120 hours.
